    When you need one

A pasport is a set of drawings of an existing building, made from how it actually stands today. Its content is set by Czech Decree No. 131/2024 Coll.

    • You got a letter from the Cadastral Office (katastrální úřad). The office found that your building is missing from the register or looks different in reality.
    • You are buying or selling. The bank or the other party wants documentation that matches the property.
    • You are planning a renovation. Your architect needs accurate drawings of the current state.
    • The documents got lost (oops). Neither the building office nor the archive has the original drawings, or they don’t reflect later changes.

    Good to know

A passport does not legalise a building

It can only be made for a building that was built legally. The owner has to show this; we help you find the papers. If part of the house was built without a permit, a separate retrospective permit procedure is needed.

The authority may ask for more

Sometimes verification reveals another issue, such as an unpermitted extension. We only find out once the job starts. We always agree any next steps and costs with you first.

    The cadastre needs a surveyor

Changes in the cadastre (the Czech land register) are based on a geometric plan that only a licensed surveyor can make. We work with one, so you deal only with us.

    FAQ

    How long does it take?

Usually 6 to 8 weeks from order to submission. We survey within 14 days and prepare the documents in 3 to 4 weeks. After that it depends on how quickly you approve and on the office’s deadline.

Why is the price only an estimate?

The calculator works from area and floors. The real effort depends on the condition of the house, extensions and what the office requires. You get a binding price in our quote, and nothing changes without your consent.

Do I have to be at home for the survey?

No. Just hand us the keys, or send someone to let us in. We need access to every room, including the attic, cellar and garage. Surveying a family house usually takes 2 to 4 hours.

Does a passport legalise an unpermitted building?

No. A passport records how the building actually is. It does not legalise construction built without a permit, which needs a separate retrospective permit procedure. Not sure about your house? Write to us and we’ll talk it through.

    Need more than a passport?

Permit and construction documentation, renovation design, studies or visualisations are handled by our parent design studio VisionBuild.
